The outlook comes as the Bay Area luxury market accelerates. The Associated Press reported on September 2 that San Francisco metro luxury home sales rose 39.3 percent in the first half of 2026 from a year earlier, compared with a 15.1 percent increase in middle-market sales. CBRE's August 2026 Scoring Tech Talent report found the Bay Area added more than 20,000 AI jobs over the past year, and Reuters reported on September 4 that Anthropic's planned IPO launch has shifted toward mid-October, with OpenAI also reported to be preparing for a public offering.
Wave One: Pre-IPO Liquidity Is Already in the Market
According to Kalla, the first wave is not waiting for any listing date. Employees who sold shares through tender offers and secondary transactions over the past two years are already buying, and their capital is concentrated at the top of the market.
Realtor.com's May 2026 economic research report, which cited Kalla as its primary on-the-ground source, found the median Bay Area luxury down payment held at 35 percent in 2025, 6.6 percentage points above its pre-2023 level, adding roughly $198,000 in cash on a typical $3 million purchase.

Wave Two: Post-Lockup Liquidity Arrives Later
The second, larger group consists of employees whose shares remain restricted after a company goes public. Lockup periods commonly run 90 to 180 days, which means liquidity from an IPO completed in late 2026 would typically reach the housing market months later.
"If the reported timelines hold, that second wave lands in the spring 2027 market," Kalla says. "That is a much broader buyer pool, and it will reach well beyond the $10 million tier into the $3 million to $6 million homes that are already the most competitive segment on the Peninsula."
What the Two-Wave Timeline Means for Buyers and Sellers
Kalla, who represents both buyers and sellers at the Peninsula's top price points, says the gap between the waves is the most important variable in how he advises clients on timing.
"For a buyer, the months between these two waves are a window with less competition than the one that likely follows," he says. "For a seller, the question is whether to transact with a buyer pool that is liquid and motivated today, or wait for a larger one whose timing depends on public markets no one controls. Neither answer is universal. It depends on the property, the owner's tax position, and how much certainty they want."
